Can you write off buying/selling house expenses if sale falls through?


I was selling my home/buying another home, and incurred about $2,300 in legal fees, appraisal and application costs, inspections, etc. The buyer of my home was unable to get funding, so both deals are cancelled. Can I recover these losses on my taxes (ie claim the expenses even though the sale/purchase did not occur), or is it just I’m out of luck (and $$). Thanks!
